Finally, as we enter the new year, this past week there has been quite a lot of new activity, both new listings and sales. It is apparent that many sellers were waiting until the beginning of 2016 to place their homes on the market for sale.
However, all of this is overshadowed by the news that the Playboy Mansion, located on Charing Cross Road in Holmby Hills, will placed on the market for sale within the next month. The property, which rests on the northwest corner of the Los Angeles Country Club golf course, is approximately 5 acres. The home, which was purchased in 1970, is approximately 11,000 square feet. By comparison, the Spelling Mansion, which sits on the southwest corner of the golf course is approximately 55,000 square feet. In reality, the Playboy Mansion is a tear-down home on a prime piece of real estate with a storied history.
The rumored asking price will be $200 million, and Hugh Hefner wants to live in the residence (as a roommate?) for the rest of his life. He is 89 years old. In reality, the property is probably worth $80-$90 million, and he will need to move out, as the home will most likely be torn down.
Here are the three new listings in the Beverly Hills area that I am highlighting this week.
The first new listing this week is a newly-constructed architectural-style home with canyon and mountainviews located in the Beverly Hills Post Office (BHPO) area. The split-level home has four bedrooms and three bathrooms and features an open floor plan and a gourmet kitchen, for a total of 3,310 square feet. The home is on a 13 ,675 square foot lot with an outdoor kitchen and room for a pool. Asking price for this BHPO home is $2,795,000.
2) 1711 TROPICAL AVENUE (16-9698143)
The next highlighted listing this week is a Spanish Villa located north of Sunset Blvd., originally built by Mary Pickfair. This two-story home, designed by Paul Williams, has five bedrooms and seven bathrooms and features a magnificent living rooms and spacious master suite, for a total of 4,943 square feet. The home is on a12,534 square foot lot with a swimming pool and garden. The asking price for this Beverly Hills home is $6,500,000.
The last highlighted listing this week is a rebuilt architectural-style home with jetliner city views, located north of Sunset Blvd. in Trousdale Estates. This single-story home has four bedrooms and four and one half bathrooms and features dark walnut floors and a chef's eat-in gourmet kitchen, for a total of 4,798 square feet. The home is on an 23,852 square foot lot with a swimming pool, outdoor barbeque and two fire pits The purchase price for this Beverly Hills home is $9,850,000.
